Licensing, Insurance, Warranties
Is Deep Creek Construction Licensed and Insured / Bonded?
Yes, we are fully licensed and carry comprehensive liability and workers’ compensation insurance. We believe in protecting our clients and our team members throughout every phase of the project.We are happy to provide documentation of our credentials upon request to ensure you have total peace of mind before we break ground.
What warranties do you provide for the work and materials provided?
For New Home Projects, Deep Creek Construction, Inc. (DCC) provides a 10-year comprehensive home warranty through Residential Warranty Company, LLC (RWC). Warranties issued by RWC are insured by Western Pacific Mutual Insurance Company.For Home Improvement or Repair projects DCC stands behind the master craftsmanship of our team. DCC provides a standard one-year warranty on all labor and installations.
Additionally, many of the materials we use—such as roofing, windows, and appliances—carry their own respective manufacturer warranties, passed along to you upon completion of the project.
Construction Services Provided
Do you provide complete construction services for New Home Builds?
Yes, we provide a comprehensive range of products and services from a single location. From designing your project, to applying and getting all the building approvals and permits necessary, we will do whatever you need us to do to complete your project.Our aim is to simplify the customer experience for construction projects offering convenience and efficiency while providing fully integrated solutions.
Do you provide construction services for home improvements (i.e. home / room / bathroom expansions)?
We provide various types of construction and home improvement services to include but not limited to closet, bathroom, kitchen, deck, plumbing, ADA-Compliant redesign/remodeling/improvement.Our comprehensive construction team consists of Master Electricians, Master Plumbers, Master Carpenters, and Project Managers capable of tackling any construction/remodeling/repair project you may have.
Do you provide Handy Man services for repairs or remodels?
We provide various types of handyman services to include but not limited to closet, bedroom, bathroom, kitchen, garage, deck, ADA-Compliant, plumbing, and home remodeling/repairs. No remodeling or repair job is too small. Our team will endeavor to provide a comprehensive solution to meet your needs.
Do you provide land clearing services (tree & stump, boulder removals)?
Deep Creek Construction, Inc. is focused on organic growth and is dedicated to having a sustainable and long-term construction business. As such, we maintain our own fleet of construction equipment including Excavators and Skid Steers as well as in-house heavy equipment operators. We are poised to meet all customer demands organically for any heavy-lifting construction projects that may arise.We will perform any land clearing projects to include but not limited to preparing a site for new construction, building a new driveway, clearing out properties of trees, stumps, and rocks, or simply just clearing, leveling, and grading the land Our Team is prepared to take on any land clearing projects you may have.
Do you provide home modifications for seniors?
Deep Creek Construction, Inc. specializes in Aging-In-Place and Accessibility Solutions. We will help homeowners modify their home environment, utilizing state-of-the-art ADA Compliant technology, and set up support systems to enable seniors and/or disabled individuals as required.
Project Planning, Design, Modifications
Do you require project design blueprints, or can you provide design services?
While it is sometimes helpful and more efficient for the customer to provide detailed design drawings for their project, it isn’t necessary. DCC can work with you and provide detailed design services to the extent necessary for the required site plans, build permits, materials lists, and estimates for your project(s).
Will you provide a complete project management plan to me prior to start of the project?
Upon signing a contract with Deep Creek Construction, Inc., a Project Manager (PM) will be assigned to your project. Your PM will work closely with you in developing the Plan and Schedule for your project. Regularly scheduled meetings will also be set up between you and your PM at key major milestones of the Project to discuss progress and any concerns that may arise for your project.
What happens if I want to make changes once construction has started?
You are welcome to suggest any changes to your project at any time during the planning stages of your project at no additional cost. However, once we’ve started the project and ordered materials, there may be cost implications that will affect overall price and schedule depending on the extent of the change. Your assigned Project Manager will work with you on any changes you may have to ensure that your changes can be made in the most cost-effective way possible.
How do you normally set up your payment schedules?
Payment schedules are typically worked out prior to signing the project contract and customizable to the client’s needs to the extent possible. It is customary to provide a security deposit of 10% prior to commencement of your project to lock your project in the company work queue. Final payment is due within 5 business days of completion of your project.Any payment schedule between the customary initial deposit and final payment will be worked out between your estimator and yourself prior to issuance of the contract and a mutual agreement within the contract itself.
Estimates & Quotes
How do I go about getting an estimate for my project?
Getting started is simple. You can reach out to us via phone or through our website to schedule an initial consultation. We’ll discuss your vision, take necessary measurements, and evaluate the site.Following that meeting, we provide a detailed written estimate that outlines the scope of work, material costs, and projected labor.
What length of time are estimates/quotes valid for?
Estimates/Quotes are typically valid for 30 calendar days. Please be advised that prices are subject to change after this period. Typically, if there were no changes to material costs beyond what was in the original quote, we would simply issue a new quote with the same cost valid for another 30 calendar days.
How accurate are your estimates/quotes to completion if I made no changes to the Level of Effort or Materials?
Our estimates are typically just that; estimates. Our experience shows us that we are typically within 5% of what the contract is finally written up for. The main reason for this is that the estimate is made during the initial discussions in the exploratory stages of the project. Nuances in further discovery often emerge as projects begin to take shape that can affect labor and material calculations prior to the creation of the final contract. These nuances come in the form of supplier cost changes, project detail omissions or changes, operational costs, etc.
Project Contract
What down payments do you require?
It is customary to provide a deposit of 30% based on your approved estimate prior to commencement of your project to lock your project into our work queue. This ensures that we are both protected and committed to your project. Your initial deposit is automatically placed into an escrow account and reserved specifically for use on your project.Note: Any cancellation beyond 7 days will result in a cancellation fee amounting to 15% of the estimate value. Refunds will be processed and issued within 45 days of cancellation.
Will there be a payment schedule provided and are these negotiable?
Payment schedules are typically worked out prior to signing the project contract in your final approved estimate and are customizable to the client’s needs to the extent possible. A deposit of 30% is required prior to commencement of your project and placed into an escrow account to lock your project in the company work queue. Final payment is due within 5 business days of completion of your project. Typically, we follow a 30-50-20 payment schedule (i.e. 30% at start of project, 50% halfway through the project, and 20% after completion of the project) but this can be customized to suit personal and/or financial institution constraints if necessary.
Project Scheduling
How quickly can you begin the work on my construction project?
Every project is evaluated based on complexity, size, level of effort required and reviewed against our current workload before we can provide you an estimated time to start your project. We highly recommend you plan well ahead of your expected due date and begin working with us as soon as possible to begin planning your project. The sooner you can commit to the construction/remodel/repair effort, the sooner we can lock you into our schedule.
How long does a typical renovation or build take?
Renovations and/or new home build completion time varies based on complexity, and size of the construction project. It would be premature to state an “typical” Time-To-Completion without a thorough evaluation of the project. A more accurate estimated Time-To-Completion of your project can and will be discussed with you in more detail after a thorough review of your project and evaluation of our current workload.
Is there a way for me to expedite the scheduling once it has begun?
This is something we would normally NOT consider. It would be extremely unfair to existing customers to move anyone ahead in our work queue without consideration and possible compensation for existing customers already scheduled. However, emergencies can sometimes occur and can be considered but only after discussions and concurrence with customers already in the work queue.
Project Management
Will I have a single dedicated Project Manager assigned to my construction project I can rely on to communicate with directly regarding project status and any changes or questions I might have?
Yes, you will have a single dedicated point of contact assigned to you for the duration of your project. Should that person become unavailable during execution of your project for any reason, someone else will immediately be assigned to you to fill in or take over your project depending on the circumstances. As soon as this happens, you will be contacted directly either via direct phone call AND email communication so that nothing is dropped.
What is the escalation process should I have any issues or concerns with my project?
Escalations of issues or concerns should always first go through your primary Point of Contact (POC)/ Project Manager (PM). Should your POC/ PM not sufficiently address your issues or concerns, our company officers are your next avenue to field and resolve any concerns you may have with your project.
Construction & Building Permits
Do you handle the permitting process with the local Government Authority?
Yes, we are thoroughly familiar with the county government permitting process and can create all the necessary documentation, and file and pay for everything you need for your project through the county government on your behalf once we have a signed contract and initial deposit in place.
Can I perform all the required actions to secure the required permits through the local Government Authority to save money and effort?
Yes, you can do as much or as little as you would like in securing the necessary build permits. This process can be arduous though and would recommend you work closely with us to ensure everything is created and filed correctly. Also, please note that we will save you more money in time and effort if you allow us to create and file the necessary site plans or project related documents on your behalf.
